We got it!
I drove by a place last week, and Bill and I looked at it on Sunday, and we liked it so much that we filled out the app and gave a deposit then and there. But... there was another prospective tenant that had asked the owner to hold the house until today for him, so we were second in line.
I didn't want to even post about it, because I didn't want to jinx it, I was hoping so hard she'd give it to us. And tonight, we heard from her that the first guy fell through and, barring reference or deposit glitches, it's ours!

It's the one on the right, behind the street-level garage. 4141 Holmes, KCMO, 64110.
It's only got two bedrooms, but Clay has volunteered to share his room with Linc, because this house is seriously less than three short blocks from one of his best friends (the guy Linc thinks is one of his brothers). cosm3 is his mom, and I'm thrilled she'll be so close by. There's a huge park a block away to the west, with new climbing structures that Linc loves, and a multi-level wading pool that is dry in the winter (and thus eligible for parkour practice). The neighborhood is artsy and funky, but also well-kept and clean.
Gas stove, little patio in the fenced backyard, only one bathroom, sunporch off the smaller bedroom (this will probably be mine and Bill's room, and we'll let the boys have the master bedroom), basement big enough for a drum set and some friends with guitars, little terraced area in the front for a garden, gorgeous old wood all over the inside, lots of windows... and a front porch!
Okay, I guess I better get back to packing, right?

Got about four boxes sorted and repacked, and my desk cleared off. Clay did a lot of cleaning in the garage. Jeez we have a lot of CRAP!
